So here it is. The final room of the Squealing Mermaid Boathouse. All that is left is the lot itself. Working on it now.
Downstairs is a bathroom as well. I did not use any CC there except for the wallpaper, but you will find that in the lot.

ahum… back to the room here… It is a bathroom, what can I say about it other than it works and will get you, your house mates and your pets squeaky clean.
